- Agree to work as a team. We will provide all the properties available to you, but you as our client you may discover a property that may or may not have a for sale or for lease sign. You can give us the property information & we will track down the information for you. Remember, the Owner or Landlord pays us the commission but only if we make the first contact with them or we may not be able to pay our commission and you will not have the free benefit of our services and expertise.
- Agree to communicate with your team on a regular basis, as sometimes properties do not last long on the market. So, we need you to examine all the properties presented to you, so that we refine which property could be your ideal investment. We will need to know the details of what is good and bad about each property.
- Agree that when we negotiate for you a contract of sale or a lease, this will ensure you that we can protect you in the contract or lease.
- We need to know when we find the property that is right for you, that you are ready to move forward. Commercial real estate does not stay on the market for long, so if you are not ready to move on, we should start our searches when you are ready!
- Caution: If you contact another Broker or Agent before we become your Exclusive Broker, we cannot represent you per violation of the National Association of Realtors© Code of Ethics. If another Broker should contact you (after you have given us the assignment) you must reveal immediately that we represent you.
